Four things, done properly. Each one lists what it excludes, because the arguments start there and not in the included column.

Office and workspace contracts

Evenings from 18:00, or a daytime housekeeper

• Desks, meeting rooms, breakout and reception
• Washrooms, including descale and consumable restock
• Kitchens: fronts, sinks, appliance exteriors, fridge interiors monthly
• Internal glazing and partitions
• Hard floors mopped and buffed; carpets vacuumed and spot-treated
• Waste and recycling to the bin store

Not included. External glazing above ground floor, IT equipment, anything inside a locked room.

End of tenancy

Booked around the check-out date, usually two days before

• Every cupboard and drawer emptied, cleaned inside and out
• Oven, hob, extractor and fridge stripped and degreased
• Bathrooms descaled, sealant treated, extractor cleaned
• Windows cleaned internally, sills and tracks included
• Carpets extracted where the inventory calls for it
• A photographed handover set sent to the agent

Not included. Garden waste, loft clearance, redecoration, damage of any kind.

Homes, weekly or fortnightly

A fixed slot, the same two cleaners each visit

• A standing list agreed at the first visit, changeable by text before 09:00
• Kitchen and bathrooms in full every visit
• Floors, surfaces, mirrors and internal glass
• Bed changes if the linen is left out
• Ironing by arrangement, charged at the standard hourly rate

Not included. Pet waste, biohazard, exterior work, moving furniture heavier than two people can lift.

Post-build and sparkle cleans

After the trades are out and before handover

• Dust removal in three stages: high level, mid level, then floors
• Paint and adhesive residue off glass and hardware
• Protective film removal and disposal
• Final polish of glazing, sanitaryware and ironmongery

Not included. Rubble, skip loading, anything requiring a licence we do not hold.
