Most deposit disputes are not about effort. They are about nobody writing down what clean meant. Our end-of-tenancy clean follows the checklist letting agents use at check-out, and we write the standard down before we start, specific enough to be argued with.
The oven and fridge are always included. The crew works to the inventory: every cupboard emptied and wiped inside, every tap descaled, every skirting board and door frame done, windows cleaned inside including the tracks.
The photo report
On the day, we photograph each room from the same positions as your inventory. Flat, even, unflattering photos, not marketing shots. If something is stained rather than dirty (grout that has been grey for years, a burn on a worktop), the photo shows it and the note says so. Agents and deposit adjudicators read that distinction; it settles most arguments.
The 72-hour re-clean
If your agent flags anything on our checklist within 72 hours of the clean, we go back and redo it free. Send us the check-out note and we arrange the visit, usually within a working day.
Booking
Book at least two working days ahead, and three to five in the busy weeks at the end of each month. The flat should be empty of your belongings, or at least of anything inside cupboards, and the utilities must still be on.
FAQ
Questions about end of tenancy cleaning
Will this get my deposit back?
We clean to the standard letting agents inspect against, and if the agent flags anything on our checklist within 72 hours of check-out, we go back and fix it free.
Does the flat need to be empty?
Ideally yes. Furniture can stay, but we clean around your belongings rather than inside boxes, and cupboards need to be empty to be cleaned inside.
Are the oven and fridge included?
Yes, both are part of every end-of-tenancy clean. Carpets and inside windows are extras you can add in the quote.
Before
After “We had given up on the oven. They had it back to bare enamel in an afternoon, and the agent signed the inventory off without a single note.”
